Equity Maintenance Group (EMG) is full-service property/facilities maintenance, women-led company. We seek to provide environmentally friendly, high caliber, property and facilities maintenance to owners and operators of commercial and large-scale residential assets.

We specialize in general maintenance & repair, porter service, pressure washing, and janitorial services.

The team members of EMG have a unique and extensive background in real estate.  We have collectively been involved in every aspect of building services and operation from design, construction, lease up, maintenance, repair, finance, insurance and property management.  We apply that knowledge and care specifically to property maintenance and repair.  Our team understands the value of tenant retention, NOI growth and avoiding costly differed maintenance.  We apply all of this knowledge and care specifically to your property’s maintenance and repair.

Meet The Team That Makes It Happen

For almost two decades, my primary focus has centered on aiding others in establishing, supervising, and preserving their real estate investments. As the CEO of Equity Maintenance Group (EMG), a comprehensive property and facilities maintenance company, my aim is to assist our clients in maintaining and conserving their commercial and large-scale residential assets. Our property maintenance, porter, and pressure washing teams operate in harmony to achieve these objectives. I am accountable for setting the company’s vision and guiding team members in executing and delivering the best possible service to our clients.

My expertise in property maintenance and commercial real estate is extensive, having worked in various areas, including investment sales, leasing, property maintenance, property management, development, and acting as a court-appointed receiver.

I actively participate in various philanthropic organizations in both the Orlando and Tampa communities and strongly urge my team members to give back to their community.

Hiram (Cito) Peña is the Maintenance Director at Equity Maintenance Group. He has been in the engineering field for over 20 years. At an early age, Cito began his career in the shipping and receiving department and worked his way up to building Engineer. He is continuously seeking to learn new skills and better himself in his role and for the benefit of the team. He is passionate about his work and loves to help solve problems for property owners.

He attended the Peterson School of Engineering where he completed coursework and received various certifications. He was born and raised in Boston, MA and currently reside in Davenport, FL.

As a Business Development Coordinator, I am responsible for writing and distributing agendas, proposals, cost estimates, and briefing documents for internal and external meetings. I am particularly involved with maintaining client relationships, and new business opportunities by generating leads and sales.

I bring to my role a Military background, which includes great teamwork, a strong work ethic, and core values. I have a degree in Electrical Construction from Coyne College in Chicago and have previously worked as an inspector for the Osceola County boards of Commissions.

Outside of Equity Maintenance Group, I volunteer as the Media Director for my church, in which we broadcast live events over the internet. I also enjoy traveling with my family, cooking, and watching professional sports.
